Agent: Michael Littleton

(C) 706-255-8600

Having lived in Athens for 31 years (in almost all the in-town neighborhoods), Michael’s passions for housing are varied and have evolved over the years. “I’ve always felt an emotional connection to the older, historic homes and unique properties like churches, warehouses, and schools. So, helping people buy and sell such unique properties has always been gratifying; I can’t imagine a more satisfying way to spend time working.  I’ve been fortunate that my enthusiasm for these properties has also allowed me the priviledge to creatively restore some amazing structures over the years. I’ve undertaken these restorations with close friends, who in my estimation are some of the finest craftspeople in the area; it’s hard to put into words just how treasurable and rewarding this path of experience has been. Along the way, I’ve been priviledged to be associated with some truly amazing properties and people. I feel quite blessed.”

Recently, a number of these craftsfolk, and some new acquaintances (some very talented folks who I think will be the next generation of sentient and quality, local builders)made along the way, have begun to build new homes, with an inclination toward building classic structures which incorporate ‘green elements’. It’s been exciting to see historic-style homes being built, which are not only energy efficient, but that are being built with a growing interest in awareness of their potential impact on the environment.

Our world is clearly changing. Becoming a part of this new venture, Full Circle Real Estate Group, offers an opportunity to be an agent of that change. It offers an opportunity to blend my passion for historic and unique structures with a movement toward greater environmental awareness. I’m eager to see what this next leg of the journey will bring.

What Michael’s Clients Say

“Michael Littleton is my realtor of choice, but has also been a friend of more than 24 years. I knew him prior to his real estate career, even then he loved houses and would call me to go look at every interesting house
he found in the Real Estate Book. I was renovating a few turn-of the-century homes per year at the time. He would show up just to see the projects evolve. That’s his type of enthusiasm for all things homes. Over the years he has maintained his high level of love for properties in Athens.
He is very knowledgeable about In Town Properties. He has the eye of a artist and renovator, seeing the potential in all things. He is incredibly light hearted and fun to work with. I have been buying and selling homes in Athens since 1990, since Michael became a realtor I  work with him exclusively.  Why because he’s the BEST!”

“I’ve known Michael for over 20yrs, the fact that he still talks to me after all this time is a testimony to his kindness, patience and passion.  My first house purchased after UGA was way too much of a project for me.  He not only found it, helped me rehab it but found a buyer as-is when I got upside down on the renovations.  I no longer expect that kind of service from anyone but Michael’s vision, business acumen and love for all things ‘funky’ make me value him as a person, realtor and all around artist for the things he loves.”

Michael is a rich mix of analyst, sage, and oracle.  He quickly hones in to the values, preferences and foibles of his clients and matches that to his encyclopedic knowledge of real estate in the Athens area.  He seems to know the history of many of the properties in the area and a great sense of what the future will bring in different neighborhoods.  And above all that, he’s a delightful personality to work with.
- Brian Orland
“Michael is the consummate realtor; his knowledge of the Athens market is second to none, his passion for realty is contagious, his jokes and wit are sublime. Since moving to Athens in 1992 and having purchased and sold several houses (as primary home and rental) in the area, I could not think of another person to better help navigate the challenges of buying and selling property, in all of its facets, than Michael Littleton. Simply, he is the best in town.”
- Michael Tarrant
“Bringing full price offers on two properties in a few weeks always makes sellers like me happy. But Michael also brings a calm demeanor, thoughtful guidance, and a good sense of humor to the process – – and these characteristics are what make transactions close. It’s his unique style and personality that help his clients achieve their goals.”
- Matthew Hicks

“One might think that Michael Foscue Littleton exaggerates when saying he is a “realtor extraordinaire,” but he is both that and an extraordinary human being. As a realtor in Athens, and as my former landlord for eight years I might add, Michael’s mission is to help people find homes that they love, and to lovingly remodel and refurbish homes. He contributes hugely and lovingly to his community. If you notice the common denominator is “love” in this writing, you are right. Michael loves his work, he does his work in love and through love, and he has been one of he truest friends, professionally and personally, that I have ever had.”
